Uplevel

Real estate lead routing, from the first form to the first text.

Forms and popups on your site, and lead emails from portals and partners, all become contacts with a source and an owner. Lead Routing decides who gets each one, and an automation can text them right away.

Every lead comes in the same way, whatever door it used.

A form, a popup and a lead email go through the same steps. Each is checked, read into a contact, handed to the right person and answered.

An email from a sender nobody can verify is the exception. It waits for you before it touches your contacts.

Follow a new lead in through
  1. Comes in

A Zillow inquiry about 412 Maple St reaches the Zillow address you gave the portal.

  2. Checked

Its sender passes the SPF, DKIM and DMARC checks, so it can create a contact on its own.

  3. Read

AI reads out her name, phone and email, the home and her budget, and writes a one-line summary to her timeline.

    Contact, budget, summary
  4. Routed

The address records her as a Zillow lead, and your Zillow rule gives her to the buyer team in turn.

Source: Zillow · Owner: Priya Shah
  5. First touch

Speed to Lead texts her and gives Priya a call task due in 15 minutes.

Real estate lead capture forms that ask the right next question.

Build a form once in Forms and place it on any of your websites or landing pages. Change it there, and every place it appears changes with it.

Submissions from every site land in one list you can filter by website and form, and export as a CSV.

Eight kinds of question:

  • Text
  • Email
  • Phone
  • Dropdown
  • Radio buttons
  • Checkbox
  • Paragraph text
  • Date
Questions that depend on answers
Show a question only when an earlier answer is, or isn’t, a value you choose. A form holds up to 30 questions.
Where each lead goes
Each form sets the contact’s stage, lead source and owner, and adds up to 10 tags. One placement of a form can route differently from the rest.
Who hears about it
A notification email goes to the address you choose with every submission.
Sign-ups instead of leads
A form can subscribe people to your newsletter or a Program instead, with a confirmation email first if you want double opt-in.
Consent to texts
An optional box asks for consent to texts in your words. It’s never ticked in advance, and each yes is kept with what it said.

Popups that ask at the right moment.

A popup shows one of your forms with your heading, words and image. Signups go through the same steps as any form, so each one becomes a contact your routing and automations pick up.

For each popup:

  • Show it on every page, or only under a path such as /listings
  • Choose how many days before the same visitor sees it again
  • Use any of your forms, or your site’s contact form
  • See its views and signups side by side

When it opens

Exit intent
When the pointer heads for the top of the window to leave.
After a delay
Once someone has been on the page for the number of seconds you set.
Arrived from an email
When someone clicks through from one of your emails.

Share links that count their clicks

Make a share link to any page of your site, then share it in a text, an email or anywhere else. You’ll know which links bring people in.

The preview
Set the title, description and image people see when the link is pasted into a text or an email.
Where it came from
Give each link a source and a campaign name. Visits it brings carry them in your site’s analytics.
How many clicked
Every click is counted, and your site’s analytics ranks your top share links.

Lead emails from portals, read for you.

Turn on email parsing and send lead emails to your Uplevel address: from portals like Zillow and Realtor.com, a referral partner or your own inbox. Uplevel checks who sent each one, reads the person and what they asked for into a contact, and adds a summary to their timeline.

When the person is already a contact, it fills in what’s missing and never writes over a detail someone set.

Your address
Turn email parsing on and your workspace gets its own address at leads.uplevelre.com. You can rename it to something your partners will remember.
An address for each source
Give a lead source its own address, like yourname+zillow. Leads sent to it are recorded with that source, whatever the email says.
Lead defaults
Choose the source, stage and owner a lead gets when nothing else decides, and whether you’re told about each new one.
Parsing instructions
Tell it about your own email formats, such as which form field holds the preferred way to reach someone.
Parse history
Every email, with what was read from it, the contact it made or matched, and how sure the reading was. Fix a misread email and read it again.

Round robin lead assignment, or rules by lead source.

Lead Routing is one ordered list. Rules for lead sources come first, and the first rule a lead matches decides who gets it: Zillow leads to the buyer team, referrals to one agent. Leads no rule matches follow one last choice.

Your own automations that assign leads run first. Lead Routing runs last and picks up only the leads still unowned, and the settings page shows that order.

Lead Routing assigns new:

  • Form submissions
  • Popup signups
  • Property inquiries
  • Buyers who sign up on your site
  • Lead emails
Round robin
Take turns. Each new lead goes to the next person on the roster.
By activity
The roster member who was most recently active gets the lead.
Fixed
These leads go to one person you name.
Pond
Leads wait unassigned in a shared pool until someone in it claims one.
Leave unassigned
For everything no rule matched, when you want only your rules to assign leads.
Settings, Lead Routing: a place for rules by lead source, none added yet, then one choice for every other lead, from round robin, by activity, fixed, pond or leave unassigned, above the members and teams on the roster.

Ponds to claim from

A pond keeps leads unowned and in view of the people or teams you choose. The first to claim one becomes its owner, and the pond shows how many are left.

Settings, Ponds: the New buyer leads pond for unclaimed buyer leads from the website and the team line, shared with the Buyer team, with three leads still unclaimed.

Speed to lead, set up once.

Lead Routing decides who gets the lead. What happens next is an automation that starts when a contact is created: text the lead, tag them and give their owner a call task.

Install the Speed to Lead Starter Setup Pack, start from the Speed-to-Lead Escalation template, or ask Jan to build one. New automations arrive turned off, so nothing sends until you’ve checked it.

Texts need the Calls add-on.

Speed to Lead's run history: eight contacts have entered, most runs completed and one failed run is marked for review. Above it, the automation's texts are limited to 9:00 AM to 8:00 PM in each recipient's time.

Know which leads are ready to talk.

Uplevel counts visits to your site itself. Once a visitor becomes a contact, what they looked at shows on their record and feeds their lead score.

Lead scores on every contact
Their visits, before and after
When someone fills in a form or a popup, the visits they made before are joined to their contact, and every visit after counts too.
A lead score you can read
Site visits, listing views, email clicks and opens add up to one score, weighted toward the last few days. Each contact shows why it has the score it has.
Triggers that react
Start an automation when a contact comes back to your site, or views a listing a few times.
Sarah Chen's contact record: an AI summary with suggested next steps, her texts and website form on one timeline, an 84 Hot lead score, her follow-up task and the automations she is in.

Ask Jan who gets which leads.

Jan, the assistant built into Uplevel, reads and changes your routing, gives a lead source its own address and works through the lead emails waiting for review. Anything that changes routing or moves a lead waits for you to confirm. More about Jan

“Who gets my Zillow leads?”
Reads your Lead Routing rules and tells you where they go.
“Send Realtor.com leads to Diego from now on.”
Saves the rule once a workspace admin confirms it.
“Give open house leads their own email address.”
Creates the address for that lead source, ready to paste wherever the leads come from.
“Any lead emails waiting for review?”
Lists them and approves or dismisses the ones you recognize.
“Move Jane Smith into the buyer leads pond.”
Moves her after you confirm, which clears her owner.
“Set up speed to lead for new leads.”
Builds the automation, checks it and saves it turned off for you to test.

Questions about lead capture and routing.

Something we didn’t cover? Write to hello@uplevelre.com.

Which portals’ lead emails can Uplevel read?

It reads the email itself rather than matching a template, so there’s no list of supported portals. Give your address to a portal, a referral partner or your own website, or forward leads from your inbox. If it misreads a format of yours, add parsing instructions.

What happens to an email from a sender Uplevel can’t verify?

It waits in Parse history as Needs review. It doesn’t create a contact or run an automation until a workspace admin approves it. Domains you add to your trusted senders skip review when their mail server confirms them.

Can Lead Routing send leads by area or price?

Not in Lead Routing, which reads the lead source only. To split leads by area or price, build an automation on Contact created that branches on the field you need. Your automations run before Lead Routing, which picks up only the leads still unowned.

Does a form need Lead Routing?

No. A form can name its own owner, and Lead Routing then leaves that lead alone. Routing only assigns new leads that nobody owns yet.

Do the texts need the Calls add-on?

Yes. Automations text from your Uplevel number, which comes with the Calls add-on.

Can I get my form submissions out?

Yes. Export them as a CSV from the submissions list. A form that has submissions can’t be deleted, so the history stays.

Who can change lead routing?

Workspace admins, in Settings → Lead Routing or by asking Jan. Jan asks them to confirm before it changes a rule.

Catch the lead. Give it an owner. Answer it.
