Uplevel

Real estate pipeline management with a board for every kind of deal.

Start buyer, listing, rental and referral pipelines from templates. Every stage carries a win probability and a meaning, and a won deal starts its transaction.

Buyer and listing pipelines, ready to start.

Buyers, sellers, rentals and referrals move through different steps, so each gets its own pipeline. Pick a template and its stages, probabilities and won and lost stages are filled in, with the name already suggested.

The template only sets you up. Every stage stays yours to rename, recolor, reorder or remove.

Create Pipeline in Settings: the seven templates down the side, Listing chosen, and its eight stages from New seller to Won (Under Contract) and Lost or expired, each with its win probability, above the suggested name Listings.

See what each stage is worth.

Each pipeline opens as a board. Every column shows how many deals it holds, their total value and the stage’s win probability, and the pipeline’s total sits at the top. Cards carry the deal’s value and expected close date.

Drag a card to move it, or switch the board to a grid when a pipeline has more stages than fit across the screen. Show active deals only, or all of them.

The Buyers pipeline as a board: Consultation, Touring, Offer out and Under contract, with Closed and Lost below, each column with its deals, total value and win probability, and every card with its value and expected close date.

Stages that mean something.

A stage is more than a column name. Edit any of it in Settings, and the dashboard’s Pipeline tile shows the same stages and totals.

Type
Open, Won or Lost. Moving a deal into a won or lost stage closes it, and moving it to lost asks for a reason you can leave blank.
Win probability
From 0 to 100%, shown on the stage’s column so everyone reads the board the same way.
Color
Marks the stage on the board and in the dashboard’s Pipeline tile.
Order
Reorder stages whenever you like. A stage that still holds deals can’t be deleted.

Every deal connected to the people and the home.

Open a deal to see everything about it on one page. The contacts on it see the deal on their own records, so you can get to it from either side.

When a deal moves, the people who own or share its contacts get a notification, unless they moved it themselves.

The Hendersons' Ballard 4BR deal in Offer out: its value, expected close and Buyers pipeline, Marcus Henderson as its contact, a field to link the property, a Transaction card that waits for the deal to be won, its tasks, and Dana Henderson also involved.
Contacts
A primary contact, plus anyone else involved: a co-buyer, a lender, an attorney. Each of their records lists the deal.
Property
Link the MLS listing the deal is about, and open it from the deal.
Tasks
Tasks for the deal, with due dates, checked off from the deal itself.
Notes and appointments
Notes on the deal, and a New appointment button.
Smart lists
Link the smart lists the deal belongs with.
Transaction
Once the deal is won, its transaction and where the closing stands.

Follow up when a deal moves, and when it doesn’t.

Deals start automations. Text the client when an offer goes in, start the closing when a deal is won, or check in on a deal that has sat in one stage too long.

Uplevel looks for stuck deals every five minutes. Any move resets the count.

Deal created
Starts when a deal is created for a contact, in any pipeline or one you choose.
Deal stage changed
Starts when a deal moves. Narrow it to the stage it left, the stage it entered, or both.
Deal won, Deal lost
Starts when a contact’s deal closes either way.
Deal stuck in stage
Starts when an open deal has sat in one stage for the days you set, from 1 to 365.
Create deal, Move deal stage
Open a deal from any trigger, skipping contacts who already have one, or move a contact’s open deal to another stage.
Create transaction
Start the closing for the deal that set the automation off.

Win the deal, then start the closing.

In the templates, won means the purchase agreement is signed. Move a deal there and Uplevel offers to start its transaction, which takes the deal’s client, property, price and expected closing date with it. Say not now and nothing is created.

The transaction carries the closing checklist, key dates, paperwork and commission. If the sale falls through, you decide what happens to the deal:

Reopen
Back to an open stage, by default the one it left when it was won.
Mark lost
The fell-through reason becomes its lost reason.
Leave won
The deal stays as it is.

Or ask Jan.

Jan, the assistant built into Uplevel, sets up pipelines, adds and moves deals, and tells you what’s coming up to close. Deleting a deal waits for you to confirm. More about Jan

“Set up a rentals pipeline.”
Creates the pipeline from the Rentals template and names it for you.
“Move Jane Smith’s deal to Offer submitted.”
Moves the deal to that stage of its pipeline, with a reason if the stage is a lost one.
“What’s expected to close in the next 30 days?”
Lists open deals by expected close date, and says which ones no closing automation covers.
“Add a $650,000 deal for Sam Rivera in Buyers.”
Creates the deal in the pipeline and stage you name, linked to the contact.

Deals in your own tools.

Read, create, update and delete deals through the REST API with an API key, and get a webhook when a deal is created, changes, moves stage or is deleted.

Setup Packs carry pipelines with their stages, so a team can set up the next workspace the same way.

Questions agents ask.

Something we didn’t cover? Write to hello@uplevelre.com.

How many pipelines can I have?

As many as your business needs, each with its own stages. Turn a pipeline off and it’s hidden when you create deals, with its deals left as they are.

Can I change a template’s stages?

Yes. A template only fills in the stages when you create the pipeline. After that they’re yours to rename, recolor, reorder, add to and remove in Settings.

What does a won deal mean?

In the templates, won means the purchase agreement is signed, which is why the stage is called Won (Under Contract). Whether the sale closes is tracked on the transaction you start from the deal.

What happens to the deal if the sale falls through?

When you mark the transaction as fallen through, you choose what happens to its won deal: reopen it in an open stage, mark it lost, or leave it won.

Can I bring my deals from Follow Up Boss?

Yes. The Follow Up Boss import brings deals along with contacts and tags. You can also add deals by hand, through the API, or by asking Jan.

Can I export my deals?

Yes. Export deals as a CSV with their pipeline, stage and contact whenever you like, from Settings.
