Uplevel

Real estate transaction management software that moves the checklist when the dates move.

Keep every closing in one list. Checklist tasks are dated from the contract’s milestones, the lender and title officer sit on the record beside the documents, and Uplevel works out the commission down to your net.

Name the stages your way. The numbers stay right.

Rename, reorder and add closing stages to match how your team talks. Each stage keeps one of four meanings, and the meaning decides what counts.

Every meaning always keeps at least one stage. Moving between two stages with the same meaning still counts as a stage change for automations.

Stage names
  • Your stages
    • Active

    Means Active

Shows under Active. It counts as open, so its sale price and GCI are in your pipeline and in the commission expected over the next 30, 60 and 90 days.

  • Your stages
    • Pending

    Means Pending

Shows under Pending. It’s still open and counts the same way until it closes.

  • Your stages
    • Closed

    Means Closed

The only meaning that counts toward closed volume, GCI and net commission. Closing starts your closing automations and gives each client a home anniversary.

  • Your stages
    • Fell through

    Means Fell through

Keeps the reason you give and stops the automations its dates started. If its deal was won, you choose what happens to the deal.

Every closing in one list.

Each row shows the client, the stage, the sale price, GCI and the closing date. Search by property or client, or open Analytics for the totals.

A transaction links to its deal, its client and the property, so you can get from one to the others in a click.

Tabs across the top:

  • All
  • Active
  • Pending
  • Closed
  • Fell through
The transactions list with All, Active, Pending, Closed and Fell through tabs: each closing with its client, stage, sale price, GCI, net commission and closing date.

How a closing starts

From a won deal
Mark a deal won and Uplevel offers to start its transaction, with the client, property, sale price and expected closing date filled in. Choose Not now and nothing is created. How deals and pipelines work
By hand
Add one for a closing that never had a deal: the property, client, price and a closing checklist in one form.
From an automation
A Create transaction step opens one for the contact, linked to the deal that started the run if there is one. A retried step never makes a second.
By asking Jan
Say which deal, and Jan starts the transaction and can apply a checklist to it.

Closing checklists that schedule themselves.

Write a checklist once, the way your transaction coordinator would, and apply it to each closing. Every task is due a set number of days before or after a milestone, so the schedule fills itself in from the contract.

When the inspection moves, its tasks move with it. You never redo a deadline by hand.

Dates a task can be due from:

  • Contract signed
  • Earnest money due
  • Inspection
  • Appraisal
  • Financing
  • Final walkthrough
  • Projected closing
  • Actual closing
  • Possession
The closing checklist on the 1918 E Denny Way purchase: each task is dated from a milestone, like the final walkthrough three days before it, the earnest money and inspection tasks are done, and the client, lender and title officer are listed beside it.
One for each side
Keep checklists for buyers, for sellers and for both. A transaction offers the ones that fit its side.
Due from a date
Tie each task to a milestone and a number of days before or after it, up to a year either way. A task with no milestone has no deadline.
When a date moves
Every open task tied to it moves too. Finished tasks keep the date they were due.
Applied twice
Applying a checklist again never adds the same task twice.
Edited later
A changed checklist applies to the transactions you use it on next, not to tasks already made.
Tasks you already have
Attach a task from your task list to the transaction, or add one by hand.

Closing settings

Owners and admins keep the stages and checklists in one place. A checklist is a name, a side and its tasks, each with a milestone and a number of days.

Closing settings with the Buyer closing checklist open: each task has a milestone and a number of days, like scheduling the home inspection five days before it.

Everyone on the deal, from your contacts.

Add the lender, the title officer or the agent on the other side from your contacts, each with a role. Roles come from your workspace’s relationship labels, so a label like Title officer or Co-op agent, added once, is there on every closing. A second buyer joins as a client.

Contact visibility still applies, and the closing timeline below the parties records what changed and when.

Contracts and disclosures, filed with the closing.

Upload the purchase agreement, the disclosures and the closing statement to the transaction they belong to, each under its kind, and find them there at closing and after.

File each document as:

  • Purchase agreement
  • Listing agreement
  • Buyer rep agreement
  • Addendum
  • Disclosure
  • Inspection report
  • Appraisal
  • Title & escrow
  • Closing statement
  • Commission disbursement
  • Other
Stored privately
Files go to private storage for your workspace, never to a public link.
Checked on upload
PDFs, images, Office files, text and CSV, up to 10 MB each. Uplevel confirms each file is the type it claims to be and scans it for malware before accepting it.
Short-lived downloads
Every download link expires after 60 seconds.
Room for the whole file
Up to 50 documents on each transaction.

Commission tracking for agents, down to the net.

Enter the sale price and the commission rate. Uplevel works out GCI, then takes off the referral fee, the brokerage and team splits and your fees to reach net commission. Enter GCI yourself when the deal pays a flat fee.

Only closed transactions count toward closed volume, GCI and net commission.

  • Last quarter
  • This year

  • All time
  • Your own dates

Each period is set beside the one before it, so you can see whether this quarter is ahead of the last.

When a deal falls through, it comes back.

Mark a transaction fell through and note why. If its deal was won, Uplevel asks what should happen to the deal, and both timelines record what you chose.

Reopen the deal
It goes back into its pipeline at the stage it was in before it was won, or one you pick.
Mark it lost
The fell-through reason becomes the lost reason unless you change it.
Leave it won
The deal stays as it is.

Every agent’s closings, for the broker.

In a brokerage, the Transactions tab on the console’s Performance page adds up closings, closed volume, GCI, net commission and pipeline for the whole brokerage, each team and each agent, for a week, a month, a quarter or a year.

Uplevel for brokerages
Brokerage performance for the year, on the Transactions tab: closings, closed volume, GCI, net commission and pipeline for the whole brokerage, then each agent ranked by GCI.

Automations, an API and webhooks.

Send the thank-you note when a closing closes, or the inspection reminder three days before. Other software can read and update transactions too.

Automation triggers
Start an automation when a transaction is created, changes stage, closes or falls through.
Date triggers
Or a set number of days before or after its inspection, financing, projected closing or actual closing date. Move the date and the wait moves with it.
REST API
Read and write transactions at /v1/transactions with an API key, and get a webhook when one is created, updated, changes stage, closes or falls through.
MCP
Claude, ChatGPT and other MCP clients use the same transaction tools Jan does.

Or ask Jan what’s closing.

Jan, the assistant built into Uplevel, reads your transactions, starts new ones, adds parties and tasks, and sets up stages and checklists. Changing a transaction waits for you to confirm. More about Jan

“What’s closing this week?”
Lists transactions by their projected or actual closing date.
“Which of my tasks are overdue?”
Lists your open tasks past their due date, closing checklist tasks included.
“Start the transaction for the 412 Maple St deal.”
Creates it from the deal with the client, property and price filled in, and applies a checklist if you name one.
“How much GCI did we close this quarter?”
Reads closed volume, GCI and net commission for the period and what’s expected next.
“The Walsh purchase fell through.”
Asks whether the deal should reopen, be marked lost or stay won, then waits for you to confirm the change.

Questions about transactions.

Something we didn’t cover? Write to hello@uplevelre.com.

Is this a separate transaction management tool?

No. Transactions live in the same workspace as your contacts, deals and tasks. Each one links to its deal, its client and its property, and its checklist tasks are in your task list with everything else.

Can we rename the closing stages?

Yes. Workspace owners and admins can rename, reorder and archive stages and add new ones. Each stage keeps one of four meanings: active, pending, closed or fell through. Every meaning always has at least one stage, so reports and automations keep working.

What happens to the checklist when a date changes?

Open tasks tied to that date move with it, by the same number of days. Finished tasks keep the date they were due, so the record shows what really happened.

How is commission worked out?

GCI is the sale price times the commission rate, or a figure you enter yourself. Net commission takes off the referral fee, the brokerage and team splits, and transaction fees. Only closed transactions count toward closed volume and GCI.

Which documents can I upload?

PDFs, images, Office files, text and CSV files up to 10 MB each, and up to 50 on each transaction. Each is filed under a kind, such as purchase agreement, disclosure or closing statement.

Can my broker see my transactions?

In a brokerage, the Transactions tab on the console’s Performance page shows closings, volume, GCI, net commission and pipeline for the whole brokerage, for each team and for each agent.

Do transactions cost extra?

No. Transactions are part of the one Uplevel plan, with deals, calendar and tasks.

Every closing on its dates.
