Uplevel

Real estate listing marketing, from Coming Soon to Just Sold.

Pick a listing’s stage and Uplevel drafts the email, the text and the property website together, for you to check before anything goes out. Your seller follows along on a live report, and buyers hear about homes like it through listing alerts.

What everyone hears, at each stage.

A teaser shouldn’t give the address away, an open house needs a real date, and a price improvement needs the new price. Promote knows what each stage asks for, and suggests the one that fits the listing’s status.

Rentals get their own words: For Rent, Rent Reduced, Lease Pending and Just Leased, and copy about rent and tenants rather than buying and selling.

Just Listed· For Rent for a rental

What Promote asks you
Nothing, unless another agent listed it. Then it asks which side you represented.
Your contacts get
The announcement in your Just Listed design, and a text to go with it.
The property website
The full details appear at the same link, and everyone who signed up on the teaser gets an email of their own to review.
Your seller’s report
The announcement’s sends, opens and clicks count toward the report’s engagement.

Promote a listing in one go.

Open a listing, pick the stage and the channels, and the drafts appear together on the listing’s page: the email in its design, the text and the website. Read them side by side, rewrite one, or throw them away.

Nothing has gone out yet. Open each draft in the campaign editor, check who it goes to, and send it when it’s right.

Write the email as:

  • Announcement
  • Forward to a friend
  • Bullet points

At a length of:

  • Micro
  • Short
  • Medium
  • Long
Your design for each stage
Each stage starts from its own email design, or the one you picked for that stage last time. Change it from your template library, and restyle any draft in the email builder.
Your voice
Describe how you write once and save it. Every draft follows it, and you can change it before the next one.
Who it goes to
Pick a smart list or All Contacts. Just Sold picks your Past clients list when you have one.
Rewrite or discard
Rewrite only the email or only the text. Discard the drafts and anything already sent, and the website, stay as they are.
A home you sold to a buyer
Promote a listing another agent listed and it asks which side you were on. Buyer’s-side drafts say you represented the buyers and credit the listing brokerage.
What’s gone out
The listing keeps every stage you ran, when it went out, and how each email and text is doing.

One property website per listing, that keeps up with it.

Every listing gets a single page of its own, and each promotion changes it for the stage: a teaser for Coming Soon, the full reveal at Just Listed, the open house, the new price beside the old one, and the sale.

Property website layouts
One link from teaser to sold
Coming Soon builds a teaser. Just Listed reveals the full details at the same address, so the link you shared early still works.
Built for you, in your brand
The first promotion builds a one-page site with the listing’s photos, facts, map and a tour request, in your colors, type and logo.
Your domain or ours
It runs on your own domain once it’s verified, or on an Uplevel address until then. The email’s button points to it.
Inquiries you can see
Tour requests and teaser sign-ups show on the listing’s Leads card, and in the seller’s report by first name.

Jan raises the next promotion.

When a listing’s status changes outside Promote, say a teammate marks it pending, Jan asks whoever last promoted it, or added it, whether to draft the stage that fits. It asks once, and only for a stage that hasn’t gone out.

Or ask Jan

Jan, the assistant built into Uplevel, promotes listings, reads their results and works with their leads. Anything that would email a buyer waits for you to confirm. More about Jan

“Promote 412 Maple St as Just Listed.”
Writes the email, the text and the website for the stage, then shows you the drafts in the chat. Nothing sends.
“Put 412 Maple St up as Coming Soon.”
Turns the property website into a teaser without drafting a campaign.
“How is 412 Maple St doing?”
Views, visitors, email results, inquiries and every promotion that ran.
“Who’s interested in 412 Maple St?”
The listing’s leads, one per person, with whether anyone has followed up.
“Set up an alert for the Hendersons: Ballard, 3 beds, under $900k.”
Saves the search on their contact and asks you to confirm before it starts emailing.
“Which buyers have new matches?”
Lists buyers whose alerts found homes they haven’t been sent, and emails one now when you confirm.

A seller report that keeps itself up to date.

Make a report from the listing, copy its link and send it to your seller. They see what the marketing has done so far, in your brand, with no account or password, and the numbers keep counting after you send it.

Add the things the numbers can’t show, like an open house or a buyer’s feedback, and they appear on the report with the date.

Listing alerts that bring buyers back.

Save a search for a buyer and Uplevel emails them the new homes that match, and tells them when the home that started it drops its price or changes status. Alerts search the MLS markets you connect.

Connecting your MLS
What it watches
New listings that match the search, plus price and status changes on the home it started from.
How often
Instantly, daily or weekly, in one email per buyer. A buyer who hasn’t opened one in 30 days drops to weekly until they open one.
Starting one
From any MLS listing, with its city, home type, beds and baths and a price range 20% either side already filled in. Or from a buyer’s contact, with no home to start from.
Where it lives
On each buyer’s contact: what it searches, how often, how many it has sent, and a switch to pause it.
Stopping one
Every alert has its own stop link, so a buyer can drop one search and keep the rest. The footer link stops all of your marketing email.

See every lead a listing brought in.

Each listing has a Leads card with one row per person who asked about it, saved it, viewed it or came back from an alert, and whether anyone has followed up. Its count of showing requests and open deals sits at the top, and you can answer a showing request from the card.

When people have asked about a listing in the last week and nobody has been in touch, Jan puts it on your dashboard with a button to review the leads.

Where each lead came from:

  • Website form
  • Showing request
  • Saved listing
  • Listing view
  • Email alert visit

Questions about listing marketing.

Something we didn’t cover? Write to hello@uplevelre.com.

Does anything send on its own?

No. Promote writes drafts. You open each one, pick who it goes to and send it from the campaign editor. Listing alerts are different: once you set one up, it emails the buyer on its schedule.

Which listings can I promote?

Any listing in My listings, for sale or for rent, including ones you added from your MLS. Rentals use their own words: For Rent, Rent Reduced, Lease Pending and Just Leased.

Do I have to promote the stages in order?

No. Promote suggests the stage that fits the listing’s status, and every stage stays open to pick. A stage you already ran shows when it went out, and you can run it again.

How does Jan know when to suggest the next promotion?

When a listing’s status changes outside Promote, say a teammate marks it pending, Jan asks the person who last promoted it whether to draft the stage that fits. It asks once per status, and only for a stage that hasn’t gone out.

What does my seller need to open the report?

Just the link. There’s no account or password. The report updates as people visit, and you can switch the link off at any time.

Do listing alerts need an MLS connection?

Yes. Alerts search the MLS markets your workspace connects. Promote, the property website and the seller report work on your own listings without one.

Is listing marketing included in the plan?

Yes. Promote, property websites, seller reports and listing alerts are part of the one plan. Texts send once texting is set up in your workspace.

Market the listing. Show the seller. Bring buyers back.

Apply for early access and promote your next listing at every stage, with a report your seller can open any time.
